Metal Roof Replacement Vs. Metal Roof Restoration

Which One Is Right For Me?

Roof replacement and roof restoration are two different approaches to addressing issues with a roof. Roof replacement involves removing the existing roof, upgrading any tie down requirements, and installing a completely new roof. Roof restoration involves repairing and refurbishing the existing roof with the intention of extending its lifespan, or sometimes simply applying a new coat of paint.

Roof Replacement

Roof replacement is typically necessary when a roof is severely damaged, aged, or has reached the end of its lifespan. A complete roof replacement involves removing the existing roofing materials, inspecting the underlying structure for damage, and then installing new roofing material. Whilst this can be a costly and time-consuming process, it provides a fresh start for the entire roofing system, and in most cases it is backed up by a long term warranty from the installer. When installed to manufacturers specifications, a new BlueScope Steel roof can have a life expectancy of up to 70 years.

Roof Restoration

Roof restoration, on the other hand, is a less expensive alternative to roof replacement. It involves repairing and refurbishing the existing roof to extend its lifespan. This can include cleaning the roof, fixing leaks, replacing damaged sheets and sealant, and applying protective coatings to the surface of the roof. Roof restorations generally come with no warranty against repairs, and a warranty on the paint coating.

Making The Decision

The decision between roof replacement and roof restoration depends on several factors, such as:

· the age and condition of the roof,

· the extent of damage or wear,

· the overall cost of each option.
